A Few of Our Projects

 

ECOGRADS.  Acquisition, planning, design, construction. KindBild secured the approvals in 2022 to build a 256-bed apartment building near campus in College Park, MD.  The mixed-use community features a street level EcoCafe with an art gallery and a chef's presentation kitchen.  Parking is available onsite in a private subterranean garage. Delivery in Summer 2026. Qualified Opportunity Zone community.

 

 

 

 

STUDIOUS.  Acquisition, demo, planning, design, construction. KindBild's principals demolished a former non-historic structure and converted the land to a parking lot in 2004. We secured the approvals in 2021 for our JV partners to construct a 16-story 350-bed student apartment building, street level retail and a 2-story parking garage. Delivery in Summer 2025. Residents must be enrolled in an accredited institution of higher learning.  Towson University, Goucher, Loyola and all other undergraduate and graduate students welcome!

 

 

 

 

SKYVIEW.  Acquisition, planning, subdivision, design, and site work.  Former dairy parking lot redeveloped into 40 townhome lots.  KindBild's principals managed the planning and approval process from 2004-2015 as well as the clearing, grading and construction of underground utilities, final lighting, paving and reforestation in 2016-2017.  Multi-level retaining wall and stormwater management system included.  Delivery of finished homes completed in 2018 by NVR.

 

 

 

 

CANTON DAYCARE.  Acquisition, demolition, planning, design, leasing, construction.  Once a 14,000sf ship chandler warehouse, the property became the top daycare / pre-school in the Canton area in 2018 upon the completion of our adaptive reuse.  We converted old garage doors to triple window bays as shown, razed a portion of the building and added an upstairs office.  Children enjoy the 4,000sf playground abutting the rear and side alleyways.  The upstairs office tenant enjoys a 2,500 space with a new poured concrete floor and authentic port windows saved from the early 1900's. We exited this project in Summer 2022.

 

 

 

 

BREWERS GREEN.  Acquisition, planning, subdivision, design, demo, environmental cleanup, site work.  Former plating factory in popular Brewers Hill area.  In 2015-2016, KindBild's principals performed environmental testing and cleanup in collaboration with the MDE for the future construction of 12 4-story townhomes with views of Fort McHenry, the Inner Harbor and Downtown Baltimore.  Delivery in Spring 2017. Finished townhomes delivered in 2019-2020 by a third party homebuilder.

 

 

 

 

GREEN SPRING TOWER SQUARE.  Acquisition, demolition, planning, subdivision, design, leasing and construction.  Purchased former dairy and operated for many years before and selling the dairy business and converting the property to a 70,000sf neighborhood shopping center, anchored by a top-tier grocery chain, opening in 1992.
